Comparable Market Analysis

I will prepare a Comparable Market Analysis, including a summary of real estate transactions (active, sold and expired) in your area for properties that are similar to yours.  Based on this and current market conditions, I will suggest a list price that seems realistic and equitable.

Photo Tour

I will have your house professionally photographed to display it at its best. These pictures will be available to show prospective buyers and realtors, as well posted on my website, MLS and RE/MAX website and used in colour highlight sheets.

Office Involvement

Your property will be promoted to RE/MAX Crest agents and posted on the "New Listings" board for maximum exposure to as many of the agents as possible.  With the RE/MAX track record, this will greatly multiply the potential to have your home sell quickly and for top dollar.

Multiple Listing Service

As soon as you have committed to selling your house with me, the listing will appear on the Greater Vancouver Real Estate Board's Multiple Listing Service.  This will make the details of your home available to over 8,000 co-operating agents.

Internet

Your home will be featured on my website with as much detailed information and photos as possible.  It will also be made available to the Real Estate Board and RE/MAX Crest Realty websites, exposing your home to millions of internet users worldwide.

Signage

Professional signage will be posted on the property to attract potential Buyer who walks or drives by your home.

Neighbourhood Involvement

Neighbours make great referrals.  They may have friends or family members who are interested in moving just down the block.  I will send flyers to homes in your area to track down any potential Buyer.

Agents' Open House

To ensure that other agents are aware of your home, I will arrange and hold an Agents' Open on a day that is also convenient for you.  Co-operating realtors will therefore be able to preview your home with their own prospective buyers in mind.

Public Open House

Most of the sales in Real Estate is achieved through open houses.  I love open houses and will work with you to make sure everything is "open house ready", to entice that potential buyer.

Feature Sheet

A well presented colour flyer will be designed, together with pictures, lot plan, measurements and other information that may be deemed useful.  It will highlight the main features of your house and the area, and outline some of the benefits of buying your home.  It will be distributed at open houses and to other parties who may be interested.

Advertising

The North Shore News Real Estate section or the Real Estate Weekly are excellent media in which to advertise; therefore, by placing your ad, I am giving your property great exposure.

Advice and Suggestions

Sometimes your home just needs that little extra touch to make it sell faster.  With my experience and knowledge, I can suggest and make recommendations on changes you could make to ensure your home is more marketable.

Negotiations

I will be present at all offer negotiations to ensure you understand the contents of the offer, and will negotiate the best price, terms and conditions on your behalf.
